372 N SKYEWIAY ROAD
The sale of 372 N. Skyewiay was a great example of a trust sale success story. We had an out of state trustee who needed someone to handle the process locally from home preparation through home sale. We filled that role lining up multiple bids for all the necessary tasks. There was a direct comparable sale on the same street that just closed escrow for $1,815,000 without decluttering and home prep. We wanted to have end users compete with developers for this property, so we decluttered, cleaned carpets and repainted, which gave it a broader appeal. For the cost of approximately $4,622, we transformed the property to a fresh clean look while being very cost conscious and without delaying the sale process. In the end, we received a total of 11 offers, having end users and developers competing, we sold for $1,955,000. A stunning $140,000 more than the comparable sale.

5th Street

The Cilic Group sold 846 5th Street #106 for a record breaking price. The Seller’s goal was to maximize the sales price of the property and to do so quickly. They found a property they wanted to buy and that sale was contingent upon the sale of this 5th Street property. They had previously listed the property with another agent without getting the desired result, so they were determined this time around. The Sellers were willing to do whatever it took and followed our advice to a T. Actually, the property did not require much, but the small changes added up to get big results. We recommended a fresh coat of paint both in the unit and in the common area hallway; de-cluttering was a big improvement - it was addition by subtraction.

Troy Drive is another example of a Seller not having success with his previous agent only to give us the opportunity to guide him to success with a modest investment in home preparation. Troy Drive required a new exterior color scheme, interior staging, new window treatments, removing a large tree in front of the home and styling their office as a bedroom. The curb appeal made a tremendous difference and the feel created by the staging moved the Buyer to believe this house was the home for him.
