The following is our Marketing Plan to help sell your property | Exposure / Advertising:
• Your property will be placed in the Multiple Listing Service. Your property will also be submitted to many other databases and listing services.
• Create a custom website with your property’s own domain name.
• Arrange to have custom signage placed in optimal positions on your property in accordance with building and city requirements.
• Design brochure packages to be distributed to brokers and prospective clients.
• Throughout the listing, we will have a photo ad of the property in the Real Estate section of the L.A. Times with a detailed description.
• Weekend Open Houses will be held when convenient for seller. Every time the property is open an ad will appear in the L.A. Times Sotheby’s open house section.
• Every effort will be made to have pictures, editorial and a description of your home appear in the L.A. Times in the Editorial or Pubic Relations section.
• Ads will be placed in MLS Caravan Magazine and Open Houses magazine (available to home Buyers & Brokers).
• Ads will be placed in the local newspapers.
• Post your property on Sotheby’s local & global websites.
Marketing Activities and Events:
• Make recommendations to you regarding final preparation and design of property. Coordinate
staging of property if required.
• Place listing in MLS and expose to Sotheby’s network of offices and agents.
• Arrange a Broker’s Grand Open House (Caravan) on the first available Tuesday.
• Deliver advertising flyer’s for “Broker’s Open” to all Westside Real Estate offices.
• Personally call Brokers working in the area to alert them to your property.
• Follow up with Brokers attending Broker’s open house.
• Follow up on all showings with calls to prospective Buyer’s and/or their Agents.
• Arrange Brokers Open Review. This will occur on a Tuesdays following the initial Brokers open
house and subsequently as necessary.
• Make “warm calls” to potential Buyers, from our many client sources, (previous open houses, personal client lists, etc.).
• Follow up with more networking calls to Brokers in the general area.
• Take photos of property to keep on file for viewing by agents and principles who are out of the
area and for multimedia and electronic marketing.
• Submit property profile to Sotheby’s Marketing Department for national & international exposure.
• Contact other owners of property in the neighborhood to expose your property to their net
work of potential Buyers. They are among the best supporters of your property.
• Contact and promote property through my network of Attorneys, Accountants, Business Managers, and Entertainment Executives.
• Keep precise records with regards to all showings, open houses and inquiries and relate all such information to you.
